Can my loft be converted?
The majority of lofts can be converted. It is dependant on size of the roof space; the minimum measurement from the top of your existing loft floor joists to the ridge board is generally 2.2 metres.

Do i need planning permission for a loft conversion?
In most cases, no – loft conversions in England fall under permitted development rights if they stay within size limits and don't alter the roofline significantly. However, you do need planning permission if you live in a conservation area, listed building, or flat (as permitted development rights are restricted or do not apply to flats). Always check with your local council.

Do i need architectural plans and structural calculations?
Even though permitted development means you don't need full planning permission, you still submit detailed plans when applying for a Certificate of Lawful Development (CLD). This is because the local council needs clear evidence and drawings to check and officially confirm that your proposed loft conversion exactly meets all the permitted development rules. We have a dedicated architect and structural engineer that can provide you with the necessary paperwork; they can process the building regulations for approval for you. Our architect will guide you through the process.

How much does a loft conversion cost ?
Most loft conversions will cost within the budget of £30k - £70K depending on the size and type however, every loft conversion we undertake is carefully tailored to your specific needs and vision, which means the cost is always personalised too. How long does a loft conversion take ?
Our timeframes can vary depending on the type and complexity:

What is a party wall agreement and do i need one for a loft conversion?
A Party Wall Agreement is a legal document that protects neighbours when building work affects a shared wall or boundary. You usually need one for a loft conversion in a semi-detached or terraced house if it involves cutting into, altering, or building on/near a party wall; detached houses do not usually require a party wall agreement. Exceptions could apply if your project involves excavations near the neighbour's property or building on/astride the boundary line. It is advised to provide the notice at least two months before the project start date to allow for any protentional disputes.

Yes, most homeowners can live in their home during our hip-to-gable loft conversions, as the work is mainly in the loft and we take extra care to keep disruption low, with minimal impact on your daily life.
